Few things are more frustrating to a homeowner than not being able to sell their home in a reasonable amount of time. But this begs the question- what is a reasonable amount of time?
The first thing that sellers need to keep in mind is that there are precious few markets where homes are sold within just a few weeks or a month. Chances are, you don’t live in one of these areas, and no matter what you do, it is going to take a certain amount of time to find the right buyers. Remember, there’s a lot involved for home buyers and financing is one of the reasons that I used the word “fickle”.
Many factors are involved with the sale of your home, and each one of them has an effect on the amount of time it will take to find a qualified buyer. Depending upon your local housing market, competition could also be a consideration. It’s sometime best to compare selling your home to the last time that you bought a vehicle. The choices seemed endless, didn’t they? WHAT vehicle should you buy? WHERE should you buy it? WHOM should you buy it from? Home seekers face the very same choices but the stakes are much larger when buying a home.
Price is ALWAYS a factor. If you’ve tried everything to speed up the sale of your home to no avail, I suggest that you speak with your realtor about revisiting the issue of price. I’m not saying to sell your home for less than it’s worth, but it is possible that a price reduction could help to sell your home quicker. It’s not a guarantee, but it is worth considering if you absolutely must sell your home within a certain time period.
If time is not object, perhaps you should just be patient and wait to get your original asking price. Only you can decide how critical it is to sell your home quickly. In either case, I strongly suggest that you discuss this option with your realtor before making a decision. He/She is the expert in these matters and is more familiar with your personal circumstances.
One important factor that you should consider before you chose a realtor to assist in the sale of your home is marketing. Many home sellers don’t consider this very vital aspect of the real estate market when making their home for sell. Keep this in mind- it is the responsibility of your realtor to market your property effectively and to attract the attention of buyers. If your realtor is not marketing your property effectively, it might be time to find a new agent.
A good marketing strategy does not guarantee a quick sale, but it does guarantee that your home will sell as quickly as possible. An excellent realtor that is adept at marketing and knows the area in which you are selling has always been, and will always be your best ally when the time comes to sell your home.
